Investment Info:

Townhouse buy & hold investment in Phoenix.

Purchase price: $325,000

$450 Monthly Cashflow

What made you interested in investing in this type of deal?

I enjoy the simplicity that comes with townhomes and apartment purchases. The key is finding a good HOA that won't eat into the cashflow of your investment while still experiencing the benefits of a good association.

Any advice or things to look out for in this space moving forward is always greatly appreciated! What are some pros and cons you all have experienced in investments like this?

Hello Keith,

I have been searching from afar as I am currently living in Chicago but will coming back home to the DFW area within the year. Have you thought about looking north of the city past 635? I know inside of that will be tough to find a good deal and will require a lot of time and some luck as well. The neighborhoods of Addison, Richardson, Garland and Plano have been rapidly growing with new developments. I may recommend looking in that area. Hope this helps and best of luck!
