Congrats on taking action man! That is a huge first step. On your first deal it never hurts to run it by a more experienced individual to make sure it’s really worth pulling the trigger on. No matter what, you should be proud of all your hard work and getting this far. I wish you all the best and hope you are able to close the deal!!

Hey Karl, that is such a great question. If you are familiar with Pace Morby of the Subto community, he sat down with his attorney and drafted a P&S agreement that addresses this, so when the seller signs the contract, they are agreeing to release the EMD in case of cancellation. It is always crucial to speak with the title company and make sure they will honor that before wiring the funds. They may ask you to use their special paperwork, but every title company is different. That simple phone call will save you a major headache down the road.

Another really great way to protect your money and keep more cash in your pocket is to JV with a "gator lender" (someone who will fund the EMD for you) this is really nice because you are able to use someone else's money for the EMD and prevent all of your cash from getting tied up.

Hey Alfredo! Are you looking for someone to buy the properties that you are getting under contract? Is that the type of investor you are looking for?

I think the ability to be flexible and quick on your feet is one of the most slept on skills that is required to be effective in not only real estate, but any type of business. Too often, people want a step by step, copy and paste strategy that they can use to just start making tons of money from the jump. That isn’t how any of this works which is clear by your dog fight night story. If you want to be successful, you have to go out and make it happen. Nobody is going to do it for you
