Hey Biggerpockets,

I'm curious if anyone has experience in creating virtue tours. I think its an newish sector. 

I see opportunity for vacation rentals, high end homes for sale, hotels and even more. Has anyone in this community tried this model in there area? If so what was the outcome? Would you realtors out there use this feature?

Thats inspiring to hear. It seems as if there is some serious gentrification going on in the Savannah area outside the main tourist trap. Do you see that market still prime for flipping outside the slightly rising prices?

So this coming from a tenant(aspiring soon to be real estate investor). I think it's a nice gesture. I understand some people are not prepared for something like this. That being said as an investor, it is not your responsibility for the tenants financial literacy.

I think offering any aid in this way in compassionate and a kind gesture.

I'm curious if anyone has experience in fixing mobile homes then owner financing. Usually in this model you collect a down payment then finance over set amount of time at decent interest rate. My question is in a hypothetical situation you have sold a mobile home and financed over three years to someone. After a year they stop paying and default on the note. You go through the eviction process and get them out. At the same time they also haven't paid their lot rent and owe months worth to the park owner. How does this situation play out?

You have to take back the asset, but in turn are you also assuming the debt of the past due rent? Is there a certain way to structure contracts that absolve you of liability in this situation? Or do you have to work it out with the park?

Hi yall!!

Recently back from sabbatical in Mexico. Living in St. Simons Georgia, working as a chef. All I think about is Real Estate!! When I'm at work, when I come home. Analyzing deals, listening to podcasts, reading articles, Every ounce of me wants to make the change.

I'm curious is anyone on here operating anywhere from St. Marys up to Savannah? I'd love to hear from people who are finding success in these areas. Really trying to learn and work with successful, positive individuals!

@Paul Sandhu- Lol so true, I know there is only so much I can prepare for. I'm trying to understand every aspect I can and start to predevelop systems to have in place. Along with that trying to establish a team as well for when I scale. That being said you can only plan for so much, you what they say " You dont know what you dont know". So I very much look forward to all the curves and bumps in the road coming my way!!

@Luke Carl- Hey Lucas I'll check out the link and strategy however I'm looking to buy properties to build equity along with the cash flow. I would love to talk further about your strategy and knowledge on STR.
