The water damage is a negotiation point as it can be permanently fixed. I’m getting a foundation specialist to go out and assess the damage, but their best interest is getting my future business - not advising against a house with settling problems. What do you think?

I got a great deal for a higher end home(est.30k equity at the buy), but the seller didn’t take the time to fill out property disclosure correctly or lied about a leak he previously had in the home. Appears that he redone the ceiling and moisture damage in baseboards). There is also a stair case crack on the brick exterior(no interior cracking). Should I back out of this great deal to be safe? I’ve bought a house with a bad foundation and it’s a pain.

I finished my prelicense education so is it best to finish that and then just work as an independent? Flipping contracts in Louisiana?

Okay so I’m talking about purchasing a property with a purchase and sale agreement and assigning it to a buyer for a fee. I was wondering if it’s unethical considering that the buyer could’ve bought it straight from the seller for more money.

I’ve wanted to start a flipping business but I know that limiting myself to only flips locally won’t be as easy to scale unless I include wholesaling abroad. Although I struggle with starting because I’m unsure of whether or not it’s okay to get a lowball offer accepted and then try to find a buyer when the seller could’ve gone directly to a flipper. Open to hear everyone’s opinion

How would you go about cold calling a distressed property and negotiating a good offer that's not offensive to the owner? I want to BRRRR a property to start accumulating equity and CF while I'm young (23).
