Good morning everyone,

Looking for some critiques and pointers on a deal I was looking at. 

A couple things I am aware of:

Insurance is low, I haven't been able to get a broker to help adjust a more accurate cost.

The purchase price is what I think should be spend on the place even though it is significantly lower. 

On one of the properties the 3rd unit needs electrical so the third year start on that hit is conservative. 

I believe my refinance math is incorrect as far as how much cash is able to be pulled.

Im interested to see how anyone thinks about the rental justifications I have.

Im got my license to have more access with out having to be in contact with an agent 24/7 so I don't have much experience with CMA's any advice on how to properly compare similar properties would also be much appreciated.

Good morning everyone! I will start by introducing myself, my name is Jacob DiScuillo my current job is fulltime in the Marine corps and I am looking into purchasing rental properties in Connecticut or Rhode Island! I have been doing months of research into this venture, I have done several property evaluations and pro-formas on projected earnings for said properties, my family owns an energy and construction company so it helps for estimations! I am here to expand my networking and try to see if I can acquire a mentor, I have learned so much since I started the research, but I know there is so much more to learn especially when it comes to sourcing investors and partners for certain property deals. If anyone has any advice or would like to chat, I’m almost always available!
