Hey Chris,

Welcome to BP and best of luck with your new endeavour.  You may want to consider using Yellow Letters (link below).  You can use them to send out the postcards, or you can look at some of the examples they have on their website.  Happy Hunting!

Hey David,

I'm in Lynchburg, VA. The area would be a hard market to flip right now; it's pretty saturated. Rentals are a different story since there is a growing university in the area. Let me know if you decide to do any investing in the area. I can give you some contacts and we may even be able to do some deals together. Best of luck and happy hunting!

Thanks for all of the advice/suggestions everyone.  I think I'll be putting a few of them to use.  It's great to see how much help you get on BP!

Hello Everyone,

Is anyone aware of any real estate investors organizations/clubs in the Lynchburg, VA area? I haven't had any luck finding anything.

Hey Everyone,

I'm in Lynchburg, VA and want to get started on flipping houses. I don't have any personal capital to get started, and need to flip some houses to change this. All of the money I make on my full time job goes to paying the bills, etc. Can anyone give me some suggestions on some ways to find financing if you don't have any personal funds to put down? If getting started without any personal capital isn't an option, what's the minimum down payment percentage I should save for a flip? I apologize for my rookie question and do appreciate any suggestions.

I have started my "Principles of Real Estate" classes, and am on my way to becoming a licensed Realtor. I grew up in Lynchburg, VA around real estate sales and have personal experience with: purchasing, renting/leasing, and selling real estate. I also gained valuable knowledge through property management and financial management courses at Virginia Tech while obtaining my bachelors degree. I look forward to learning, and hopefully being able to contribute, to Bigger Pockets going forward.
