Right, in the sense of investment properties. The county it’s in considers all leases under 6 months to be STRs and taxes them accordingly. 

I will just be adding the rules that the condo association has to the lease.

I should’ve specified in my post that my HOA requires a minimum 1 month rental and I have to provide a signed lease for each rental. Basically looking for a pretty simple template that specifies the renter details, duration, and acknowledges they will follow the rules for my condo association. It wouldn’t be too difficult to draft up but figured I’d ask if anyone already had something similar they use as I already have a tenant I need to get something over to. 

I recently purchased a short term rental unit in the Palm Coast area and am wondering if anyone has a good lease template they send their tenants? Thanks in advance!

Thanks for the reply, Joseph. The property I will be purchasing is a condo with a HOA that has a 1 month minimum rental period. Are you in the palm coast area? I would be interested in having a conversation with you to understand your thoughts on the area a little more.

I am looking at doing an owner financed deal in Palm Coast, FL and wanted to see if there are any others out there that have experience in this area. I know there are some restrictions on short term rentals (1 month min.) in the area but I believe even doing 1 month rentals at a minimum, the financials of the deal still work. Just want to get some thoughts/suggestions for the area and would like to connect with someone that is more familiar with the area. Thanks in advance BP community.
