I heard on a podcast awhile back about an investor seeking out bank's REO portfolio's often from a bank officer or president. This is a strategy that I would like to look into for my next deal. What is the best way to reach out to a bank/lender to seek this information?

Well said @Jason Clark. I too credit Rich Dad Poor Dad for my start in real estate. It was my father that gave me the book, as a result my mind opened up to what financial education and real estate could really do for my family.

Does anybody have experience in acquiring off market 2-4 unit multi-family deals? Any information regarding how the process works, to educational resources, and personal experiences would be extremely helpful! Thank you

Can a bank or lender finance 100% of a deal if I were to get an offer accepted for less than 80% of the property's appraised value?

@Steven Hamilton II Two years. It has been our personal residence since day 1, for the entire two year period. Also the roommates are friends and family. They pay rent for their living expenses, nobody lives for free. Hope that helps, thanks!

For most of this past year my brother and I have shared our 5 bedroom home with 3 roommates. Each spare room rents for just over $400/per month each. In about 6 months we will be looking to to complete our projects and sell our home. It's about tax time and I do intend to claim the rents on taxes. I need to know if our gain on the property would still be tax free after 2 years personal residence? I ask be cause I have been getting mixed answers. Please help, thanks!
