Hello Kar,

I have been experiencing the same thing! Recently, I had a tenant of 10 years move out because of a rental increase. She was a great tenant, was super clean and never complained. But as unfortunate as it is, I had to do it because the market in my area demanded it. I would give your current tenant the option to resign, even if he is unhappy, because he has been living there for so long and it seems that he could afford it. But as you said, there is a lot of demand in your area so it shouldn't be a problem to find new tenants. I think its important to have a good relationships with your tenants, but both parties have to understand this is a business transaction, nothing is personal.

I am not to familiar with Miami neighborhoods, but if you are interested in B and C neighborhoods in Fort Lauderdale, I would recommend looking around North Lauderdale, Lauderdale lakes and lauderhill. I have worked with many people with investment properties in this area and it seems they highly recommend buying investment properties in this area. The zips are 33309,33319 33068.  

One of my tenants has been constantly complaining  bout the water bill. She claims something is leaking in the walls but there are no signs of water damage anywhere. I have gone out to the property several times and the outside meter is telling me no water is running or leaking. I have been managing this property for many years and never had a tenant complain about the water bill before. She isn't a bad tenant, so I would like to renew her lease because she pays on-time, but I can't keep going out to property every week to tell her nothing is wrong. What should I do?

Hi guys, 

Im remodeling a 3 bedroom 2 bathroom investment property of mine and was curious on how my renovation costs compares to others. When renovating the kitchen the estimated cost came out to about, $3,000 in labor, $3,500 in material and the appliance cost $3,000. To renovate a bathroom, the cost of labor was $2,500 and the cost of material was $2,000. In total, I have spent close to $18,000 renovating two bathrooms and a kitchen. Let me know how my prices are compared to yours.
