I chose pensacola because I was stationed there for 4 years and knew the market. My good friend(a realtor), who got out of the military because of bigger pockets, already had a team in place. I will end up back there in about 4 years and continue to invest. The reason I was looking into buying in NJ is because I wanted to take advantage of my VA loan benefits. Buy something I could put some sweat equity into and turn a profit when I leave. Once I got boots on the ground there I was gonna deep dive some markets to see if numbers work. If they don't, I will definitely go elsewhere. Thanks for your input. If you want a solid contact in Pensacola @Jerrod Mink is your guy. He could give you some current numbers on what trends he is seeing.

I bought a duplex in Pensacola Sept 2019 for $120k. Both sides were occupied paying $750 each. One tenant was long term and roughed the place up. I did not renew her lease. Rehabbed that side once she left. Now it rents for $925 and I raised the rent on the other side to $800.

Hello everyone!

I am returning from 6 yrs abroad being stationed overseas in England and Italy. My next stop is McGuire Air Force base, New Jersey. While overseas I bought my first duplex in Florida and it is cash flowing nicely. I hope to expand my portfolio over the next four years of my service and have something solid in place to build upon when I retire.

I am looking for any reputable agent or lender who would like to work together. Also, if there are any investors who are already killing it please reach out if you have the time. I would really appreciate it.

I will start with a SFH for me and the fam, but I will be looking build a team for MFH and flips down the line.
