I've not not check expired/withdrawn listings, and to be honest, didn't know about FSBO Zillow.

Good Afternoon,

I'm sure many of the Charleston investors are aware that duplex-quadplex houses here are not as common as many other areas. I'm trying to 'house-hack' my way into owning my first multi-unit. What resources do you guys use to find multi-unit properties in the area for little down? I have a decent loan officer who is on the same page, I just have to find the property. Do you typically find the properties yourselves or go through whole-sellers?

 I may just do that, but in that case, I am going to need to buy the house with my own personal money. That would require my wife being on-board. (which I don't think she is) It would also add a ton of extra closing costs that wouldn't have been involved when whole-selling. I feel like I would rather just wait it out and keep in contact with the seller.

Any idea how long realtor contracts usually last? I know they can't be indefinite. I may have to just talk with the seller and see if she knows the length of the sale. It would also go to motivate her into selling lower IF it fails to sell on the market after 6 months.

So I have a lead that has just received my postcard, and gave me a call. The issue here is that she has just signed up with a realtor, and is not sure if she is even able to sell to me. She does seem like a motivated seller, and even stated "I'm not looking for much money from it, I'm just trying to get it off my hands." 

So, what can be done from here? If anyone has any advice, feel free. I am new to whole-sales, so this may be a simple, easy question... I hope it is. 

That 'minor structural mod' made a HUGE difference. It is gorgeous, and I love the choice of flooring. I'm sure anyone following this would love to see a video walk-through.

Just wanted to post my input here even tho this is an old post. 

AgentPro247 wasn't for me. In the state of South Carolina, they will not disclose information for the purpose of direct mail campaigns.... so I was unable to get any list from them... HOWEVER...

A note about their customer service. Because I had already paid for my account, and was unable to get a list, I was told that I would be given a refund, which is awesome. The guy on the phone was very polite. So, I may not be able to attest to the quality/detail of the lists... I can say their customer service is much better than expected.

 "Find Motivated Sellers Now" Costs a grand I believe, but from what I've seen, they update the application frequently, and you don't have to pay a monthly/list based fee. Anyone feel free to correct me if I'm wrong.

Anyone able to give me their opinion on ListSource? I assume using the filter of 'Absentee' is the same as looking up the vacant on listability.com? ListSourse seems great from what I'm looking at.

No idea really...

At the same time, I know that the next step would be to mail the owner, often times the postage would come back non-deliverable. Then you have to go about finding the where-about of the owner, so that would require a skip-trace... which I have NO IDEA how to find/use. I may just be stuck in the 'analysis paralysis' but I've only been at this a couple of weeks, so I guess that is normal.
