There's not a specific scenario yet. I'm just looking for information for future knowledge use. Thank you in advance!

Are there times within a real estate transaction where one might benefit from using non-collateralized personal loans for working capital or is it more of a hindrance than a beneficial tool?

If it's a hindrance, what would be a better route to use when someone has already acquired a property or in the works of acquiring and needs working capital?

If anyone is still exploring SBA 7(a) or other purchase, refi, cash out, and/or working capital funding for RE I definitely suggest looking into Harvest Finance. They offer 7(a) LTVs up to 93%, 504's up to 90% and conventional non-SBA up to 70%. Rates are normal current market rates of most SBA lenders which is prime+2-2.75%. They're an SBA preferred lender and from the communications I've had with a couple of contacts over there, it's an amazing team.

Never hurst to explore options so I just wanted to put that suggestion out there incase anyone wanted to reach out to them. Even if its just to discuss things further and you finishing the conversation with some advice and direction from professionals who provide those specific types of programs daily.
