A great way to break into the real estate scene is by getting hands-on experience. I actually got started a few years back by reaching out to local property management companies and asking if they had any entry-level positions or openings. You’d be surprised how often they’re looking for help. It’s a solid way to build industry knowledge, make connections, and get your foot in the door — all without needing to invest money upfront.

In the San Antonio area, I see long-term rentals with window units or mini-splits pretty often, especially in older or smaller properties. They seem to rent well, as long as the units are in good condition and provide adequate cooling for the space. It really comes down to the property’s overall value and how it’s positioned in its surrounding market.
