Thanks Yiwei!

Good to have options as we scale

Just launched a few weeks back, so none yet. Wanted to be set up the right way before taking on properties. I was also looking at Guesty, but heard similar complaints. I'll check out Streamline! Thanks so much.

Quote from @Andrew Steffens:

How many units do you currently manage?  We use Streamline with around 65 units.  It is recommended for higher property counts but is a little bit overkill for a small portfolio.  We previously used Guesty and liked it except their accounting had a lot of bugs (better now from what I hear).  If you are scaling quickly, you may want to consider this decision carefully as it is not fun to switch.

Appreciate the response Jeremy! I'll check them out.

I use IGMS. I like how it is an all in one software with cleaning notifications, calendar management, syncs to pricing software (wheelhouse or pricelabs) and also can do direct bookings.

Its not crazy user friendly but once you get the hang of it, it is pretty solid. Fair price for what you get

I recently launched an STR management company in Kissimmee FL and decided to set up an account with Hostaway. Overall it seems pretty good, but I am curious about other similar options. Appreciate your recommendations

Quote from @Lauren Kormylo:

An agent who knows what areas are the most desirable for rentals and what features are important, who knows which communities have restrictions on STRs or are planning them in the future, and who has a network of contractors who will give preference time wise to their clients who are trying to get a place rent ready quickly.

Local knowledge definitely seems to be extremely important. On the vendor relationship side obviously property management is extremely important. Do you see value in having a furnishing/design partner? What about a general contractor or handyman?

Quote from @Paul Sandhu:

Nothing.  I use keys from previous bank foreclosures and let myself into bank foreclosures that are for sale.  The keys are the same. I inspect them myself.

Real estate agents?  We don't need any real estate agents.

Haha! I love it. I’m sure it took time to build those relationships with the banks to have free access to those properties. Would you see any value in an agent if they were able to help guide you on regulations and ADR for any given property?

Quote from @Trish Mccoy:

Well I was my own agent. But I think more than anything is experience running your own STR - If you don't have that experience you are not going to understand fully what the client needs and what makes a good STR and really what to look for. Not to mentioned running the numbers etc..

Makes a lot of sense. I wonder if a combination of selling and managing STR’s would be enough to qualify as experience?

I'm a broker here in Central Florida and am curious to hear opinions on what makes a great STR real estate agent? Is it local knowledge about any given area? Experience in selling short term rentals? Connections to vendors like property management and furnishing?

What’s brought the most value to you as an investor?

Hey Christopher,

Finding a reliable and reasonably priced contractor here in Central Florida has been a challenge. A lot of the STR properties I'm selling need updating. Majority need light renovations but more recently I've had some kitchens and bathroom we needed done. Finding someone who shows up and communicates well with clients would do really well here IMO.
