The main perk of a VA loan is no money down, however you have to reside in the residence and cannot use it as a rental property, and I will own one house (duplex) if this deal goes through. however it wont have any real equity on it for a few years (planning on paying at an accelerated rate)

I was wondering what's a safe and expedient way to expand your property portfolio with low to moderate income? I'm about to separate from the military and would like to get started, i have one place semi lined up but im wondering how to move on to more, as I've gathered so far my options seem to be save up 20% for down payment or pay off my soon to be existing mortgage and use the leverage. anyone have any advice on which is better or perhaps a third option that moves things along faster?

I plan on using a VA loan to buy my first (of hopefully many) house soon, I want to turn this property into an investment property after about a year residing inside it, should i be more focused on just getting the best deal i can? Or should i leap onto a duplex that may have less resale value but much better cashflow?

I'm pretty new to the investing world, I have a few small mutual funds but nothing major. I really like the idea of real estate investing, and I'm looking to get started. My situation is a bit complex, I'm just about to leave the military, and buy my first house utilizing a VA loan, my current plan is to buy a duplex live in one side and rent the other. I am married with two children so as much as i normally love risk ive been trying to scale it back a little, i was just wondering if anyone had any advice for me before i begin? (note I'm moving to the Newark OH region, and plan to start expanding my portfolio around there)
