@Christopher Bunge I am not familiar with a Gaston Albergotti but I'm sure it's all in the family! Thank you for your reply those numbers helped a lot. My goal is to find a duplex in the area priced around 200 that may need some work but ideally not much, try to finance with an FHA loan for 4.5% down (10,000), live in one side and rent the other hopefully cash flowing even if it's $20/mo as long as I'm living for free as well as operating 200k in assets. Do these numbers sound reasonable?

@Christopher Bunge, I am currently attending the University of South Carolina and am interested in pursuing real estate investing in the coming years via house hacking a duplex in Columbia or Greenville, and then working my way into SFH rentals and then SFH flips. Thank you so much

Anyone trying out the BRRRR method in Columbia? Would love to hear how it's going, Greenville/Charelston too, I'm an aspiring real estate investor and have been thinking about these areas.

@Thomas S. I was just spitballing the price to rent per month, would renting out for 1100-1250 make the numbers work better?

There are plenty of houses in my area selling for 125k, 3 bed 2 bath 1200 sqft, very close to move in ready (new carpets and painting cabinets are the only renovations that need to be made for the most part). Say I save up 20% so 25,000 and get a mortgage for $100,000. Zillow is giving me an estimated mortgage payment of about $700 a month, including taxes, PMI, insurance, and HOA. I know these Zillow estimated numbers will be different but if there isn't any major unforeseen expenses, would moving in on a deal like this and renting out for around 900-950 a month? It sounds like a fool proof plan for cash flow on paper, I know things don't always work out like expected but just looking for any advise or areas I've overlooked. Let me know what you guys think, Thanks

I am wondering about buying a plot of land in my area and building a fourplex on it, living in one unit and renting out the remaining three. How big of a loan am I looking at and with your experience could this be a cash flowing investment from day one ?(all units rented) I am a noob, go easy on me, thank you all
