We're also trying to get our first property, so I don't actually have a whole more experience... But I would say that if you think you can cash flow $400 a meeting month, that's great on paper anyway. What's your ROI? If it's somewhere around 20% or higher, and you think you can fix all of those problems, I think it could be a great investment.

Most of this is really helpful guys. I appreciate it. As I mentioned earlier, I'm working a summer job right now. I have a little money saved up, and I'm going to continue doing so. It's just a little hard to network, because I'm not home. I'm in a different part of the country installing security systems. I thought I might try and be as active as I can until summer ends. More than anything, I was just hoping to get some tips on where to go after the summer. I've got a lot to consider now. Thanks a lot. Most of yall haha... Even though it seems I offended some of folks, which was not my intention. And yes, I should have been more specific in the beginning. Communication is something I'm constantly trying to improve.

Okay, more specific. I'm working a summer job, so I have a little saved up. Just not enough for a down payment on a property. I've been reading, studying, and listening as much as I can, and I'm just worried I'll never get started. I'm just really tired of having to wait, I guess.

Hey BP friends. I'm 22 years old, and I'm from San Antonio. I want to start investing, but I don't really have a whole lot going for me right now. any ideas on how I get get financing for my first deal? I'm hoping to start in January.

Hey guys! I'm a hopeful investor in San Antonio, Texas. I want to get started as soon as possible in real estate. My dream is to make over a million dollars in cash flow, and I want to start out strong. I want to start 2019 right, and end it with at least 5 rental properties. From there, I want to scale and own 30 properties in 3 years. I've been listening to the BP podcast, and soaking up as much information as I can from YouTube, books, etc. Now I want to act. So if there's anyone in San Antonio who can give me more specific advice for my area, pleade don't hesitate to respond! I'm a 22 year old hustler, and I'm ready to get started.

So I'm going to be living in Idaho for what seems to be about a year. I was wondering if anybody has any suggestions for Idaho falls house hacking. I won't have a whole lot of money to start with. I don't want to have to pay rent, even though probably will. Anybody know what the market is like in Idaho Falls?

I'm 21, and I'm just barely starting to build credit.

 I'd love to do that! I guess my biggest concern is the lack of money that I have right now. I'm not sure how credit and loans and stuff like that work. Do you have any suggestions about that?
