Anybody have some advice on attracting tenants? Currently I just moved into my new home and trying to rent out one of my rooms to someone, which is a master bedroom with a private bathroom and closet.

 In all honesty I've only looked at the Tucson market. There's so much to learn on my end so I'm taking baby steps at a time. My investing goal is to make enough money where if I lose my job I have a safety net.

Thank you Nathan, I'm in the process of buying a SFH in Tucson, AZ. With some businesses in the city I found the area is great to do just that. I understand that I must live in the residence for a certain amount of time before I can rent out to others.


Good luck! I'm looking in the Tucson market as well.  Live in Nashville so will be doing it long distance.  I'd love to hear what areas you're looking in.  We've spent some time in Tucson and really love it, so I'm trying to get more familiar with the neighborhoods.  

Thank you Cameron, yeah I'm looking at homes generally in the east side of Tucson. I don't want to give out to much personal info but my limit of home prices is around the 300k range and I find homes around there that fit what I want. I believe there are newer homes being developed SW of Tucson, Valencia West, that are also great but that's my opinion.
