I'm shopping around for a great insurance company to insure a commercial building in Dallas, TX that is 12k square feet. Would really appreciate any recommendations! 

Has anyone done solar panels on their properties? Has anyone worked with Sparrow before?

I found a great property--it's 2791 square ft. 2 story, 5 bedrooms, 2.5 bath, 3 living spaces. As long as I can put a kitchen in upstairs it seems to be perfect to divide the top floor from the bottom and make it a duplex. 

What are some expenses, hassles, etc. that I need to consider/think through before doing this?

I'm currently in the process of buying my first rental property-- a triplex in Fort Worth, TX. It's 120k but my mortgage broker said because it's a triplex I have to put 25% down (conventional loan). Any other creative ideas on how to finance this so I don't have to put so much down? 

I'm currently checking into and 80/20 or 80-10-10.

Has anyone heard of the Neighborhood Lift grant? If so, what was your experience like? I qualified for it and the property I'm planning to purchase did too. Here is a link about it:

Hi guys! 

I'm new to real estate investing and very excited! I've been learning about real estate investing, but in a few weeks will be cutting back at work from 40 hours a week to 28 hours. I want to make sure I'm spending my time on the right stuff. If you were just getting started and had 10-12 hours a week to spend on real estate, what would you do?
