Hi all….i currently have a four plexus in Chicago and have had it for a few years. I’m interested in getting another one, and was considering Phoenix. I’m familiar with the area though I live out of state (but lived in Phoenix Scottsdale several years ago). 

Anybody here specialize in multi families in the Phoenix area, and is also an investor themselves?

I'm looking for a recommendation for a realtor to help me find an apartment in Miami (South Beach).  Looking at higher-end buildings with full amenities.  I have a couple properties in mind already.  Budget around $5-8k/month.  

I know this doesn't have to do with investments right now, but we will be looking to buy a property within the next year, and will potentially be interested in investment properties in the future.  I'm an investor in the Chicago area but will be relocating.

Hi all!

I'm in Chicago and have an offer in on a 4 unit multifamily in the suburbs.  I'm shopping around for homeowners insurance - do I actually have to call all these different insurance companies?  Rates are considerably higher than I expected based on what the seller had quoted, which I understand won't be perfect but it's almost twice as expensive.  

Does anyone have any tips / strategies etc. for finding the best rate with as little calling around as possible?

I'm thinking about house hacking in the north side of Chicago (Avondale and the surrounding areas).  I've used a couple calculators to assess cash flow and stuff, but I'm wondering if there is a rule of thumb or something to determine how good a deal is?  Like, am I expecting cash flow while I'm living there?  Or just when I move out?

Hey hey -

So, my sister has been doing BRRRR in Canada and is having some great success soooo now I want to do it too. I have a great income and excellent credit. I have a lot of capital saved in both cash and in my 401k.

I'm interested in areas like Berwyn and Cicero, but am open to ideas.  Anyone else here investing in that area?

I'm looking to talk to some realtors in the area that deal with distressed homes, and property managers who manage in the areas too.  

Right now I'm not looking to do MAJOR renos, mostly cosmetic stuff to start.
