Hi! I know that multi-unit properties aren't only based on comparables/zip code like single family homes are... Does anyone have the "formula" for how to calculate TRUE value of an investment property like that?  Thanks!

Thanks for your reply! I just wonder how it works to use their money for the DP (would I use my LLC or S Corp and funnel through there?) Also how is the split calculated (percentage ownership of the property)? Example- we buy an 8 unit apartment complex for 1million, they pay 200k up front. I do fixups and management to get the units rented. What percentage do they own and what percentage do I? Thanks for helping me get a clearer picture. =)

Hi! I am new to BP and fairly new to real estate stuff. My husband bought a condo in LA right at the top of the market and then after we got married it crashed down to less than half of what he owed. Work moved us out of the country (to Asia) and out of necessity (since we weren't living in it and didn't want to foreclose) we rented the condo out to long term renters 1, and then 2 year contracts at a time. We were basically making about $20 a month after all bills were paid (better than being negative!) and we kept going for YEARS. When the long term tenants left I decided to try with vacation rentals (as my mom does that) and has incredible results so far. We are a year in and on average have MORE than doubled our previous income after all is said and done. VERY HAPPY. So it naturally led me to this site. Now here I am, planning to move back to the US within the next year, and want to buy another property (to use as vaca rentals) but dont have enough for a 20% down in Los Angeles. In steps my Asian friends who have plenty of cash and would like to invest. But I am not sure how. I know the most basic way is intro them to an agent- they buy a home (w a little bit of hand holding from me)- and I secure a "client" in the vaca rental management biz if I want to start doing that. But I am more interested in OWNERSHIP... Is there any way where my friend pays the 20% and owns lets say 40% of the home and I secure monthly renters, pay mortage for the rest of the life of the home and own 60%?? Or something like that??? Otherwise its straight ROI right? They pay 100k now and within 3 years I pay back 130k for example. I am just not sure my friends would be that interested in that?! I think there is a draw for them to "own a property in the US" as well. Ideas? Thanks!!
