Stealing this for my advertisement of P&P :) 

I plan on purchasing in my own name and transferring to LLC afterwards. I then plan on taking out a BELOC (business line of credit) on the LLC up to $50,000 to fund my next property. Rinse and repeat.

Ideally, I'd like to get my money back. I have a receipt for $925 but what kind of wanna-be investor would I be if I weren't open to negotiations?

Hey Paul! I live in Columbia and am aspiring to be an investor. I went to an REI meeting the other night and a company called Rehab Wallet was there telling us how to get your first property off the ground. They will not finance your first flip - you'll have to partner with someone, but they will finance after you've flipped 1 or 2. https://www.rehabwallet.com/in... I found them to be really helpful. If you send them the property, repair costs and estimated ARV they'll crunch their numbers and see if they can help.Thanks and best of luck!

Hey BP Members! I am new to investing and wanting to begin my journey in Columbia, SC. Owner occupied properties at taxed at 4% however, tenant occupied units are taxed at 6%. I only know this because I am a real estate agent. Is there a website where I can find OO taxes vs TO taxes? I've been searching but haven't found anything. Thanks in advance
