I had an account on BiggerPockets a decade ago, but starting fresh!

I am a Realtor in Florida.

I've flipped multiple lots (completing the purchase in my name, then selling). That process is simple obviously. I'm curious on potentially wholesaling lots so I don't have to wait 2ish months for the full turn around. There are a ton of assignment vacant land lots on my MLS. What is everyone's protocol if I get a lot under contract for say $20,000 and then go list it on the MLS as assignment for $28,000.... then the owner sees it listed (through Zillow or another avenue)? I would imagine they wouldn't be too appreciated of that and would put up a fight although they signed a legal contract to sell for $x.

I had actually put a nice lot under contract (I was going to close under my name as normal) from an owner that was doing a FSBO. Two hours later, they said they changed their mind and didn't want to sell. As a Realtor, I know I could actually legally take them to court to get them to close, but it wasn't worth it obviously. Is that the play? Just let them out if they see it listed and start yelling?
