I am not sure why BP has me labled that way. I do flip on occation, but I buy and hold and I am also a Broker working for other investors in this case.

Is there reason to believe San Clemente CA is the best chance at upside appreciation on the coast, if one is willing to take cash flow negitives for the next decade with 75% LTV leverage.

I have 10 SFR's with unencumbered titles in KCMO. If you were me and wanted to leverage into new construction 1-4 units with 50% LTV in a non snow country location...Where would you go and why?

I should be able to buy up to $2MM in properties and I would like to see as close to a 8.33 GRM as possible.

I just bought 8 SFR's in the suburbs of Kansas City MO. (I live in Calif)

Is there such a thing as a portfolio landlord insurance?

Some sort of a single policy to cover all the hazard and liability issues at hand.
