Look at where you are. You know the exact answer you're going to get. Great job on your first rental. Keep learning and keep buying. 

If you stumble upon a deal where you live then pull the trigger. Until then, keep investing where the money does the most work for you.

Yeah, I knew it was illegal and had no interest. But it wasn't in writing. He mentioned it when I called him. I really wanted to take action, but I didn't want to enter into a he said/ she said scenario. Same as @Ericka Grant. During the time i didn't feel like it was worth pursuing. 

I  came across another short sale today that came on the market at 6:00am and they already have an accepted offer. I want to know if its even worth submitting a strong offer. The comps say its worth a million, they accepted an offer at 600k. I would come in at 700k. I wanted to know if there is anyway for my to present my offer and let the bank know that an all cash offer of 700k exists.

Do you guys have any strategies for winning short sales when the selling agent is colluding with the seller or a third party. I have put in some competitive bids on short sales recently. And afterwards it had become obvious that the listing agent is colluding with a third party.

I came in 100,000 over the winning bid and my offer was all cash. Is there anyway to contact the bank directly to let them know that they have a higher and better offer on the table and something funny is going on?

In one of these cases the listing agent straight up told me that I would need to provide a kick back to the seller.  I am really not a fan of dirty tactics like these.
