Is it the consensus that in a rehab you should always use white cabinets? If the property already has usable cabinets that aren't white is it always worth it to have them painted?

I have a GC who handles the work and hiring crews but I do everything else. I guess I can continue with the way things are until it hurts my ability to find new deals.

I am about to be managing two different fix and flip projects by myself while still working a full time, 40-50 hour a week job. It doesn't seem like it's going to be too difficult, especially with both homes being within 10 minutes of each other. I want to continue scaling the business to the point where I have multiple projects going at one time. At what point did you find it necessary to hire help in order to keep each project running efficiently, especially while you are still working a full time job?

@Troy Gandee I was referring to Charleston/Mount Pleasant itself, not the surrounding areas. I just bought a home for 80k in Summerville that I'm currently rehabbing. I know there's tons in North Charleston under 200k but I'm not well versed in the good/bad areas of North Charleston to the point where I would feel comfortable investing there. I've tried getting a few homes in the Yeamens Park area but have been beat out each time. The project in Summerville should be a good one as there's only 20 homes in all of Summerville listed under 180k and mine is located 1 mile from downtown Summerville.

@Ron Gallagher here in Charleston you can get a 1 or maybe a 2 bedroom condo for 200k. That's basically it.

Makes sense Michele B. However I'm sure the GC may think they deserve more due to the labor they have in the deal.

I have found an opportunity to build four duplexes on several vacant sites.

My thought was to buy the land with cash but not sure on how to fund the construction.

Each duplex will cost approximately 175k, so 700k total. I don't have the 20-25% down that would most likely be required by most lenders.

Are there any ways around this?

I'd have to agree with @Steve B. The land is going to be about 100k total, while total construction costs could be as high as 750-800k. Even at cost for the GC, he would end up throwing a lot more of his money into the deal and I don't see him going for that.
