That’s very impressive and it sounds like you know what you’re doing. Around what percent do you rent under market and what other tricks do you employ to keep your tenants easy to manage?

I currently have no properties, but plan on entering the world of real estate investing within 6 months. I recently become intrigued by the idea of getting a real estate license. For only around 80 hours and $650 to get licensed in Georgia it seems like a no-brainer, but I'd like to get some other opinions. The ability to wholesale, have access to the MLS, gain commissions on my own deals (or waive them to sweeten the deal), and many other benefits appear to make it a great idea. Just wondering if there are any major drawbacks I am overlooking.

After seeing your response, I did a few quick searches on home warranties and am very intrigued. I could definitely see myself adopting that system. Thanks for the idea.

In town and I plan on running most of the operation. Thanks for the general idea and it definitely makes sense the time commitment will be much more to start than after some time when things get settled.

I plan on not starting out with a property manager as I would like to learn the ropes before handing them off to a 3rd party. However, I plan on outsourcing most if not all repair/renovation work, but I know that will still need some oversight to make sure good work is being accomplished.

I am really interested in real estate and want to get started and I'm wondering about how much time a week managing an SFR would take as a beginner. I definitely want to take this seriously and put all the work necessary into this, so I want to know if I can make the time commitment to effectively run a rental property at peak efficiency.
