I was curious to which software has the most bang for its buck? I have been looking into softwares like Crexi Intelligence, Propstream, Renomy to use to find property data, comps and market data. I got a quote for Co-Star, and it was out of my price range since I’m starting out. But I definitely looking to invest in some sort of software to have a better look at multi-family deals & student housing rentals/development deals.

Currently, I'm attempting to syndicate my first few multifamily developments near universities throughout the Southeast. I've found a few deals where the numbers add up, and I'd like to start pitching these deals to investors and capital partners. I was wondering how to start networking and compiling a list of LP investors and equity capital firms. I'm attempting to start modestly and grow, without going too small where economies of scale will work against me. Please give me your suggestions, and if you know anyone who can help, let me know. I wanted to know the differences or extra costs involved in converting a multifamily building into a STR. I was wondering why the STR numbers on the property I am currently looking at are so much better than the LTR numbers. I used AirDna to look at the regional STR market, and I factored in the cost of renovating and furnishing the units. To convert the units and market them, I would have to wait until the tenants moved out. But it would be greatly appreciated if someone could explain the extra costs to STR. Thank you.

I noticed that you are from New Orleans, @Mike Wood, and I was wondering if you had any trustworthy and dependable contractors you have worked with who have a presence in Baton Rouge. I would enjoy connecting with them and you to learn more information about renovating or developing student housing to get market rates. Thanks.

I'm investigating opportunities to construct or renovate student housing near LSU. I want to know what to expect in terms of an appropriate expense rate per unit. Although tenants in this market pay for utilities other than water, I am aware of the 50% guideline.
