Hey Trey, exciting time to be building your dream home!

I think this really all depends on what you want to get out of it. I think both will go up in value over time and you will see a return if you plan on this being a home you live in for 10+ years. If that is the case then choose the area you like most, but if you are wanting to get a quicker return then I believe the Lookout Mountain lot might be better with the Paradise Valley Mall upgrade being somewhat close to that area.

There's tons of apps out there that can help you with business expenses. Obviously only useful if you're 1099 or have an LLC etc.

Personally I put it all on my credit card that gives me the most cashback or points and the reimburse yourself.

It's a financing strategy where you would take on the mortgage payments, but the mortgage would still be in the sellers name and you would take title to the property.

Seller financing will definitely be a stretch if the home is listed currently. Most homes for sale on the MLS are not looking to go with seller financing, in my experience usually you get those types of offers from the seller looking for buyers that want seller financing which is few and far between.

I think your best bet here could be to offer sub2 but even that is a far stretch. I'd say this deal overall doesn't seem like the best deal given the numbers you gave as well.

Hi Jimmy, I'm a big car guy myself - was just about to do what you're doing now before getting into real estate.

I'm in Phoenix as well. I'd recommend working with a lender to get preapproved to really hone in on your budget, from there you can narrow down what types of homes and areas you can afford. My best advice would be to house hack as long as you can since you're still single. With the money you'll be saving on the mortgage you can keep buying more homes and house hacking at a steady pace.

Hi Mark good to meet you! Before I purchased my SFH I was looking into multiple areas in Maricopa County for small multi-family properties, analyzed a ton and found a few good areas to be in to get the best return on your investment.

I think your long term hold goal is a great mindset, I would be shooting for that goal of owning a few properties by the time you're 30.

As for what to do next, I would recommend a cash out refinance as long as the rent on the mobile home would cover the payment. Then take that and invest in a few different properties or 1-2 small multifamily properties. If your wife is comfortable living close to other tenants you can get some low down payment loans and have the tenants cover most if not all of the mortgage.
