Sorry Jon, I left out a key piece of info- I believe I'll get September's rent in the next few days. If that's the case, should I still terminate the lease with 30 days notice or follow Jon's advice when she's late again in October and begin the eviction process?

My thought process is that it would simpler and cheaper to terminate, rather than evict?

Hello All,

I bought a property about 18 months ago with an existing tenant. I screened her and decided to keep her. She's consistently paid slow, but she's never been more than 2 weeks late...until now. I've lost my patience with her due to the late rent and lack of communication. But I want to make sure I handle the lease termination as efficiently as property.

She hasn't paid September's rent. I mailed her a late notice on Sept. 10 and she's on a MONTH TO MONTH lease. How much notice do I have to give her from this point to terminate the lease? I'm in Maryland.

I appreciate the help and I absolutely believe Bigger Pockets is, by far, the best resource for RE investors!

As of a few months ago, Citimortgage would go to 10 properties. They're relatively easy to work with and will do everything via phone and email. Good Luck!

Hello All,

I'm sorry to say I'm not going to be able to make the trip from Maryland. I'm willing to sell my ticket for $150 if anyone is interested. It looks like tickets can be transferred until March 13. I'm very disappointed I won't be able to make it!

I think this is a great idea and would definitely be in. I would travel anywhere in the continental US, where it isn't snowing, to attend.

I have 2 tenants, a boyfriend and girlfriend, on a lease in Maryland. They're having problems and the girlfriend wants to remove the boyfriend from the lease. She qualifies on her own. I assume I can have them both sign an early termination of the current lease and have her sign a new lease? Does anyone see any potential problems with this? Or any further steps I need to take?

Thank you for any suggestions, I'm always so impressed by the wealth of information on these forums.

There are many lenders who will lend on properties 5-10. Usually they will add some risk preventative measures, such as higher minimum credit score and lower LTV. For example, Citimortgage will lend to someone with more than 4 mortgages, but they require a 720 credit score and a maximum 70% LTV. I hope this helps. Bill.

Does anyone have experience and/or success with increasing the selling agent's commission to 4% and keeping the 'standard' listing commission at 3%? Assume the house is priced in line with recent, similar comps. Thanks for any input.
