Hey everyone,

I recently have gotten into real estate by teaming up with some experienced investors in Columbus, and I am moving over to Indianapolis to get started on my own. We are currently looking at a few properties to get going on, but we are still are in need of a PM team that we can trust. Would anyone have a PM team they recommend or use in the Indianapolis area that specializes in large multifamily value-add purchases? At the moment, we. are focused on 40-100 units and potentially are looking to grow in the future. Any help is greatly appreciated!

Hi everyone,

I recently have gotten into real estate by teaming up with some experienced investors, and I chose Columbus as my focal market. I currently have a few properties that I have my eye on, and before I take a deep dive into them, I want to know I have a good management team behind me. Could anyone give me recommendations on property management companies that they have had success with in the past? We mainly do large multifamily properties that are typically B,C class value adds. Any help would be greatly appreciated!

What size, let me know if you need any other recommendations.

Hi Robert, Thank you for the reply. Most of the deals we do are usually of the size of 80+ units. We are currently looking at three property management teams, including the two Peter gave us and Abbeyhill property management. However, the more options we have, the better chance we have at finding the best one, so if you have one or two more recommendations that would be a tremendous help for us. Thanks again and look forward to hearing from you.

We could manage between 80 and 100 units. Over 100 and you're looking at on-site property management which is a totally different model, and there are only a few companies in Columbus that do it. Two that I suggest talking to for 100+ unit properties are:

-Oakwood Management

-Link Real Estate Group

Thanks Peter, the current property we are looking into is slightly over 100 so I will give them a call. I very much appreciate the help!

Hi @Jack Scislowski, that's great! I would be happy to share a list with you. I also have other contacts that may be helpful!

Absolutely! That sounds excellent. I would love to take a look at it if that's alright with you.

How many units on average?

Typically we would like to see 80+ units. We mainly focus on apartment buildings.
