Post: Invest in Cash Flowing Townhouse?

Hi all, 

I'm curious to hear if anyone has, or is planning to invest in cashflowing townhouses. I found one in 3741, but am not sure if I will move forward. The deal is over a 1% rental, however I have stuck to SFH so far, and would love any insight people have on this different type of property.

Hi Randee, I can't say I have heard of Blue Gate Capital before. I always recommend getting on the phone with someone to vet their company before doing any business. On their website, Blue Capital advertise great rates, low fees and quick funding. Although this is what you want from a lender, being skeptical can save you many future headaches

@Jamie Small I think the suburbs of Nashville continue to have a ton of potential. I am bias as I live, work and invest here. Finding off market properties is the key to good deals in Middle Tennessee. If you want any more information, I'd be happy to connect

Hi Antonio. This might be a controversial opinion, but I really like casting a wide net with wholesalers, agents and anyone else who might have off market deals. Like @Matt Castle was saying, buying anything on the MLS gets dirty. Happy hunting brother!

It was previously mentioned, but I strongly suggest looking at the suburbs of Nashville. Clarksville, Murfreesboro and Columbia are all markets where properties can be bought cheap, but appreciation is on the rise. I work heavily in these areas and would love to share more info anyone wants a deeper analysis of each location.

Something which has worked well for me is setting them up with rent collection software so the payment comes out of their bank account on the first of every month. This makes their lives easier as your tenants no longer have to manually pay rent. It also makes your life easier as their payment hits your bank account with no hassle. If their account does not have the funds for rent, am insufficient funds fee will automatically be charged. If they continue to not pay within the grace period, than another late fee will be charged. At this point, offering cash for keys, or even keys for no fees can work well, and you can install proper tenants in your units.

Hi Jackie. If you are worried about buying a personal property, I might suggest looking to put the rental into an LLC. This way your rental property is separate from your personal liabilities, and that can make buying a personal home easier.

Hi all. A few months ago I made the move away from medical device sales, and went all in on real estate. It has been incredible so far, but I have hit a strange snag. I am trying to connect with more people investing in Nashville, but can't seem to make the right connections. I want to bounce around ideas about certain neighborhoods, different type of homes and where people are finding deals. If anyone invests in Middle Tennessee, or knows someone who does, I'd love to connect and chat about where I've found success and where  others have.

Would you rather finish out a basement or an attic? 

I work as an investment agent finding distressed properties investors can add value to. One of the most common ways I see pros increase equity is by finishing either the top or bottom of a house, yet there does not seem to be a consensus of which produces better returns. Are there specific systems designed for the upper part of a house which aren't applicable to the lower half? Curious to hear if people find more success with finishing out attics or basements.

Changing standards is another form of risk adjustment. Lowering the "passing grade" of a tenant means more people can rent from you, but is increased the chance of getting a bad tenant. If there are struggles finding the right people I would recommend making the property more attractive. A better property will attract tannest more likely to meet your criteria, take care of the place and be pleasant to work with.
