I'm actually really curious about this situation; as well. Seems like you could just choose not to offer a lease renewal if the current lease is ending.

@Michael Rutkowski Zing. Nail on the head. I've looked through what appeared to be good deals on the MLS only to find crumbling wet 100 yo concrete made from what appeared to sandstone or gypsum or some such garbage lining what would be listed as an unfinished basement. Even odder is that with the recent pandemic the product on the market is being sold at inflated prices. There are shacks with no running water, on posts, listed for 100 k and they're selling!

Hi Brian! Investing in Montana?

Hey @Jeffrey Grieshop, I should follow up more with this. I had the addresses and names and phone numbers for about a month and then the paywall came up and I stopped using it. Don't know if you have a similar website for Ohio but I found a site called Montana Cadastral that seems to give all the title info plus property details by address (or several other search options) for free. I hope you have something like that.

@Susan Grinde Thanks for posting this. It confirms what others have said about the Butte market and it's current development. Kelly and I love the idea of challenging ourselves with a buy and hold multi family investment in Uptown and are inspired by the work of the Preservation Committee. We currently live and work in Philipsburg but are looking to minimize our risks as we watch the market and hear the drumbeats of a downturn. We've talked about investing in Anaconda, since it is within reach but Butte really piques our interest; as well, since we love the security that a university town and job growth offer long term. Learning more from those that have their skin in the market is inspiring. 

We're half way through a cosmetic reno of a 16 unit in Pburg and are currently looking for a 4 plex or better to put some sweat and love into. 

@Jeremiah Purdum you mentioned a meet-up. Is there an area Meet Up investor group that is active in the Butte area? I'm curious. I had not found one on my own cursory look but would be down to kibitzing with others. Thanks much.

Hey Montana Investors,

Has anyone used the free LandGlide App to find owners of properties in rural Montana? I've been using it when I'm driving for dollars and it seems to provide some deep data. Names, addresses, phone numbers, emails. I don't have access to the MLS so this seems to be a pretty good source but I'm wondering if anyone has experience using it to write letters and land deals on distressed or unwanted properties. Thoughts?
