@Zachary Gray thanks for the advice, 300 units in 4 years is very inspiring and something to be proud of. 

Since I made this post I attended the same meetup you mentioned. Andrew was awesome in all aspects. And the whole event had a very casual feel. I defiantly learned a lot and am looking forward to the next one.

I wanted to follow up and say I attended the meetup. Thank you for encouraging me to step outside my comfort zone—I learned a lot and made some great connections. It was inspiring to meet people with similar goals who are a few steps ahead.

Thanks for the advice! It’s definitely reassuring to know that you started with Craig’s book too. It makes me feel like I’m on the right track. I’ve noticed, like you said, that everyone seems to do things a little differently when it comes to house hacking, and analyzing deals is no exception. I’m curious—how did you analyze your house hacks? Did you use a calculator or spreadsheet, or did you simply work out the math like rental income minus PITI, 8% for CapEx, 8% for vacancy, and 5% for repairs?

Thanks for the advice! I'll definitely start incorporating the idea of practicing with properties on the MLS. I'm setting a goal of analyzing two properties per week to start and will build from there.

Thanks for the advice! I really like how you put it: “Just be interested in others and not interesting to others when you start.” That really resonates with me. As a quieter person, it’s reassuring to know that others will enjoy sharing their journey, and I’ll definitely use that approach.

Also, I’m glad you commented on this post because I actually found this meetup indirectly through your podcast with Andrew Freed. It was the first one I listened to featuring someone from my area, which immediately caught my interest. Thanks again for all the content—many of us, including myself, really appreciate it!
