Who else is in or has solid information about the Brighton Park neighborhood of Chicago. My family was apart of the community for several years before moving to the burbs and always found the area welcoming with great potential. Curious to get your opinions about the area as we looking at fix and hold rental opportunities along the Orange Line corridor. 

-Pricing seen on sold off market for 2-4 flat and larger buildings (please include # of units, some details about building, ie const. type, cross streets, unit sizes, condition upon purchase, etc.).

-What are you seeing for rents, tenant's expectations for apartments, and amenities both in building and area?

-Rental expectations for 2-3 bedroom units in 2-3flat buildings vs larger "apartment" buildings. 

-Any pros/cons you see investing in this and surrounding areas are also helpful.

We have done preliminary market analysis through usual channels and looking for on the street expert opinions. Your input is greatly appreciated!!!

Hi all,

Its been well over due but I finally took the time to join BP. Active podcast listener for some time now. Looking to connect with you and see how we can build up our real estate businesses together. Since 2011, I've taken on the role as investor and bought a distressed 2 flat in Chicago's Irving Park neighborhood, where I owner-occupy/manage w/ my wonderful wife Heather. By day, I run my commercial RE brokerage business with SVN-Chicago focused on investment sales. 

My background is in commercial development in the south burbs of Chicago as an analyst (think big box distribution centers, office, retail, and site development) and before that a long time associate with Home Depot. Since I was about 15 years old, I've worked on various home construction projects; reading up and/or learning from mentors. 

Today, I am assembling a team to ramp up purchases of multi-family apartment buildings in the Chicago area. Our focus is on value-add (renovation, amenity enhancement) in transit-oriented locations in selected geographic areas with potential for rental growth through area amenities & job opportunities just to name a few attributes. With that said...
