For things like hoa and insurance, I just plugged in what was on the Redfin calculator. $75 hoa does seem really low, but this condo is not in an A+ neighborhood or anything and they don't have any fancy amenities like a swimming pool, etc. Thanks for your input. I'll go back and look into updated numbers.

All of your responses are super helpful. I didn't even think about the bylaws of a COA and had no idea that they could stop you from renting your unit out once purchased. How do I go about getting a copy of the bylaws so that I can review them? Is this where I would find information on their stability as well?

Hi there,

I've watched many BP videos on Youtube, but I'm a pretty new member to BP and still have a lot of reading to do. However, I came across a rental property that I think may be great as a first investment. It will probably go quickly so even though I'm not completely up to speed on all the landlord education, I need to act quickly if I want to make the move. 

Here are the numbers - the condo is $65k and it is currently being rented at $890 a month. The tenant would like to stay and they are on a month to month lease. Just looking at the numbers, it seems like a good investment. 

Any advice would be great. Thanks!
