Hello BP, looking forward a reputable and honest property management in Toledo Ohio for residential properties.  Have been striking out, hoping the third time is a charm.  Please share suggestions and experiences.

Thanks a lot

Hi! Did you have any luck finding a good one? I'm the hunt for one too.

Quote from @Arun Dharan:

Not sure if they cover  Toledo but avoid Monument Property Management! They are the absolute worse and can’t communicate properly, they delayed having my property posted for over a month and can’t do basic tasks. I fired them this morning

Thanks for the warning! That's very much appreciated

B2B Realty is your go-to PM in Cleveland. Dedicated point of contact, placement guarantees and a 5% PM fee, Section 8 assistance, and much more. Hard to beat. CLICK HERE TO CONNECT.

Hello. I'm interested.  Can we connect too?

Quote from @Simon Ashbaugh:

Hey Ally, I've got a list of PMs who've been a big help for my investors when acquiring properties. Let's connect and I'll send it your way.

Hi! I'm seeking one too. Would you be so kind to also share that list with me?

Quote from @Gurgagn Chand:

I'd recommend LPG Management: https://toledoarearentals.com/

I currently use them to professionally manage 2 of my properties as an out of state investor. They have a dedicated team to assist with any owner/tenant questions, an in-house maintenance crew and an online portal to manage your rentals. Their fees are reasonable and they provide quality renovations. The team is also knowledageable about the area if you ever want to expand your real estate portfolio. I have been using them for 2 years and have not had any hiccups yet (fingers-crossed that continues).....with all that said, a good rule of thumb as a responsible owner is that you still need to pay attention to your balance sheet because human nature occurs and some things can fall through the cracks. Nothing is ever truly passive in real estate no matter which property manager you select. Best of luck!

Hi! Can I inbox you? Do you have any other referrals?

Hello,

Does anyone know of a good Property Manager in Toledo, OH to refer me to? TiA

I'm in the process transferring my REI from my name to my Series LLC. This is the first property series.

Do I list the main LLC name AND the first property series name on the Deed?

A sample would be great.

Thanks!

Hi. It's my understanding that formatting an S-corp for taxes benefits under an LLC is beneficial after you hit a certain benchmark, I believe over ~$40k in profit. Until then, the s-corp doesn't apply. Good luck!

Post: Taxes for new LLC

Hello!

I created a new Single Member LLC in Ohio for rental property. However the property is still under my name, Do I have to report taxes for the SM LLC (which has its own EIN) that technically has no income?

I do have the business start up expenses, plus the leases are under the LLC.

Or do I have to file everything under my name?

Thanks in advance.
