Thank you @Travis Wylie and @Charles McCabe for the warm welcome. I am definitely interested in expanding my area at a comfortable pace. I actually graduated from Gettysburg College and is an alum at one of the the fraternity house, so I know how things could get out of control if the proper screening is not performed. 

So yeah, if you guys have anything deals that needs that extra push, let me know I will be more than happy to work with you guys. 

BTW, Sorry for the late reply, as you may have seen from my profile, I am also a REA and was busy last couple of days, getting deals together.

Greeting to the BP community My name is Jackie Lin. I have been investing in real estate for 8 years now. I feel like I have done so little compared to the guests on the BiggerPockets podcast. Lol. But I guess I am just slow and steady. I got into real estate while in college when I was introduced to the rich dad poor dad series, so during my last year of college I bought a four residential rental unit with one store front building, which I planned to have a restaurant in and rent the four units out to pay for all of the expenses related to the property. So I guess I was sort of hacking the building for my restaurant. From my first unit and the income from my business, I have been able to acquire and payoff four more SFR, one duplex and one commercial unit. I am now in a comfortable area where I have the ability to acquire more doors. I am planning for the long haul, I am focus on buy and hold rental units in the south central Pennsylvania but is open minded to expand my horizon. I am not biased against any type of real estate as long as I can get a good deal on it and have a good ROI. I am here to introduce myself to this great community. I have been silent for the last three months learning from all of the experts here. This is the best place to gain a plethora knowledge of real estate. If there is anyone here that would like to connect and talk about anything, let’s connect and learn from each other and grow together!
That’s the strategy I have been using for a few years now. I use the LOC to make the offer, which makes it stronger than a offer with a contingent on loan qualification, and just buy it with the LOC. This process makes the buying house experience so much easier. No more needed the houses to be appraised at a certain value to qualify for the loan and no appraisal needed, which could cost few hundred to a thousand dollars. The thing is that I don’t get why your rate is so high, my rate is at 4.28% now. I use the money to buy the house and do whatever renovations needed to be done making it rent ready. Once I have the residents in there, that’s when I try to refinance that house to pay off the LOC. This way my LOC is always ready when the next deal comes to up and the residents is paying off the loan on the rental. Hope this helps. IHSV

Emma, I would ask your father for an introduction. Have your father tell the new landlord that you are a new to real estate and want to gain more exposure to this business and ask if the new landlord would be able to talk to you and maybe share some experiences from his past to lead you down the right path. Once the conversation starts, you will slow try to get a feel for the conversation and try to hint to him that maybe you are interested in starting your real estate career with your parents current rental and see if he would like to part with it. if he express some interest, then that is where the negotiation start, however if he doesn't express any interest in selling this house to you, ask if he has other properties that he wants to sell off. Don't be pushy, be natural. 

if he is willing to sell, GREAT! if not, no biggy, there is always the next deal.
