I invest and also suggest finding off market deals. A few suggestions to find such deals.

1. Find Investor savvy Realtors that specialize in off market properties. 

2. Network with Wholesalers 

3. County action (usually 1st Tuesday of the month)

4. Online Facebook groups can be fruitful

Once you find a property things tend to move fast so have a good contractor available to help you estimate repairs. 

A few days ago I visited an off market property in Austin in a well established neighborhood if interested feel free to connect.

I have an off market slightly over 3 acre parcel of land for sale opportunity in Hill country area of Austin TX. The land has been surveyed and can be sold as 2 separate 1 acre plots and one parcel of land is 1.2 acres. 

I would like to connect with land buyers or Developers looking to buy land.

Hi Adriana, 

I did a quick search on that zip code and trend data is showing it's a Sellers almost balanced market. Houses sell on average in 4.9 months and 100% go for listing price. 

I think your goals are valid and exploring alternate options is a great idea. Like they say don't put all your eggs in one basket for a reason. It mitigates risk by spreading your investments to other areas.

@Kent Ford 100% Austin has really transformed in last 11 years I have lived here. There has been some market correction in terms of home values this year. Overall Austin is currently a Buyers market but there are some neighborhoods that are Sellers markets due to good schools, accessibility to Tech hub job areas, parks, entertainment etc. My house more than doubled in value and so I don't see prices going down to the levels they were a few years ago. Most people tend to hang onto thier homes as an asset.

Apple , Tesla, Google, Samsung amongst other Tech giant companies have chosen Austin TX as thier city. Tech money is making Austin an interesting anomaly type of city in Texas. 

Add on ACL, Formula 1 and the once upon a time affordability of the area then you get what the gist is with Austin. Plus international buyers specifically from Mexico, Canada, China, Brazil, India tend to invest in Texas or Florida.

You are definitely not alone in such a situation. Focus on what is a critical goal to you. If it's minimizing financial loss holding onto the property to rent out maybe a better long term option (5-8 years) as the home will appreciate. 

I would recommend the mid term rentals option as well if you want to make some decent money sooner and not wait so long. 

A foreclosure takes 7 years to go away too.

short term rentals option may work too.
