I recently bought a house that needs some renovation. I could flip it or rent it out. I am looking for a more detail excel spreedsheet or other tool to help me create a budget for this project. I've seen the BP analysis tool but feel I need a bit more thorough one. Does anyone have one they are willing to share or tell me where to get one?

I live in North Dakota and started buying real estate on my own as my husband was not keen on the idea. I have 2 SF homes and a 4 plex currently. My husband doesn't have much time to help me as he farms and his time is kind of rare. I want to buy and flip however I have never done this before. My question is regarding hiring contractors. How does one make money when the contractors in my area charge the going rate? I know I need to get the best price when I buy but even still I think the end result is going to get eaten up by the contract labor. I do as much as I can regarding demo but limited. I do have a line of credit I can access for expenses and labor. Need tips on flipping and hiring contractor.

There's a house that went to sheriff's auction in ND and there was no bidders. I was the only one there. My question is what can I do now to acquire the property? The opening bid was way too high so I didn't bid. How often does a bank negotiate after auction? I've spoken to the homeowners to hopefully work with them for a win win for both of us. They are receptive to it.

Any advice would be greatly appreciated.
