Hey ya'll. I'm 38, no kids, and am finally looking for the financial freedom to stop working to fulfill someone else's dream and start working on my own. Currently I am trying to pay down credit cards and clean up my credit. I'm one of those people that when given a goal, I can grind it out until the goal is achieved. I'm not so creative, but I can definitely put my nose to the grindwheel.

I'm ready to work, however now I only have nights and weekends, but am willing to use them to accomplish this lifestyle.

I am looking at a couple properties in Grovetown, GA that look like they might be worth investing in. I was wondering if any in or around Augusta/Grovetown that could assist with looking at some properties and maybe purchase my first rental and get it rehabbed.

Please let me know. Also there is a mobile home park that I would like to know how to approach the owners to inquire about some seller financing.
