Big companies use sensitivity testing on ROA's(return on assests).   They run the numbers at the projected output to see if it is a good investment, then they run them at 90% and 80% to see if it still cashflows.  Is there a way we could  get this option in the calculator program, any thoughts BP?

Love Tampa, should be back there with work in a few months.  Places to visit, Ricks on the River, if you drive there it is through the c or d neighborhood, but the water taxi will take you right there.  Things to do, The water taxi.  I actually saw a 4 plex in Indian Rocks, west of St. Pete. It is on the intercoastal, they wanted 950K, i do not think it would cash flow at that price though.

I read Set For Life by Scott Trench.  He has a plan that seems legit.  I am following it right now.   As I am just starting my journey now also, I am actually blogging my journey here on bigger pockets, I felt like a clown yesterday after writing down my financial situation.  "What gets measured gets managed"  one of my favorite lines from Set For Life.

I think maintenance cost at 10% a month are high, brand new to this though.  Why is maintenance at 10%.
