Hey Maranda! We are seeing a lot of interest from our investors in the Gaston County area as well. Location and affordability make it a very attractive market for people who are looking for options outside of Charlotte. Glad to see you are getting your hands on some investments in the area!

Inventory in Charlotte is definitely up! As of July 9th (per Canopy MLS data), inventory is up 22.5% to 5,773 properties. With that being said, there will be slightly less competition for price compared to what we've seen over the last two years.

If the market starts to turn, I see Charlotte being one of the last markets impacted. With over 100 people moving to Charlotte per day, we are super blessed to be in a hot market. Interested to see how it all pans out.

    There are plenty of flippers already active in the Charlotte area. As Charlotte continues to grow, surrounding areas like Salisbury, Statesville, Kings Mountain, etc. are all becoming great spots for investments. Best of luck and I'm excited to see your progress.

    Hey Spencer! If it helps ease your fears, home prices have actually appreciated in four of the last six recessions. Likewise, increasing loan rates and rising home prices have made housing unaffordable for many, steering lots of potential home buyers back into rentals. 

    Rental vacancies are actually at a 38-year low, pushing rents up as demand increases. With the growth happening in Charlotte, I think it would be a safe bet to hold on to your investment property in Belmont and continue to rent it out. Hope this helps!

    Hey Matthew! Broadening your method of acquisition would be a great way to hit your cash flow projections. Have you considered increasing your exposure to off-market properties?

    Charlotte has proved to be a great place to invest. At the moment, we are starting to see lots of investors do fix-and-flips in the area surrounding Charlotte, as many people are starting to get priced out of homes closer to the city. Like Atlanta, Charlotte is expanding outward pretty quickly and starting to swallow up the surrounding markets, making the suburbs a great opportunity to invest. Hopes this helps.

    What’s up Matthew! I just got my license back in May. I’d recommend checking out Kelly’s Take on YouTube and doing a bunch of practice problems. Both of those really helped prepare me for the exam. Best of luck!
