Hello,

I was wondering if anyone had any good references or tips for getting cabinets purchased and installed in Wilmington, NC. I am planning a renovation and was hoping to get find a few options to compare, however, most of the cabinet makers I look up seem to focus mostly on custom work for owner-occupants instead of investors. For the job I will be having a wall knocked down and will be looking to put in an island. Any advice would be greatly appreciated, thank you in advance!

Hello everyone,

I just put my first property under contract in Wilmington, NC and am planning to do a house-hack with it by renting out one or two rooms to some friends. I want to get things started the year off right and was wondering if anyone had an account they would recommend. Also, I am going to be doing some updates to the property, primarily the kitchen, as would love to get some references for contractors to help take on the job. Hello everyone, I am about to start making offers on what will hopefully become my first deal. This means I will need to pick a property manager soon in Wilmington NC. There are three price models I've seen from various companies. 1. 10% of rent, $250 to find and place a tenant. 2. 12% of rent, $300 to find and place a tenant, $160 per year for a semi annual home inspection. 3. 10% of rent, 50% of one months rent to find and place a tenant, $160 per year for a semi annual home inspection. The big company in the area offers the second two options, and the smaller companies offer the first. Market rent on the properties I am looking at is <$1200, so option 2 and 3 cost about the same per month for the first year. The big company is easy to work with, responds quickly, and has excellent reviews. What I am wondering is if they are worth the extra money each year. I've heard a good property manager is worth their weight in gold, but are they worth an extra $25 a month on a single property? Especially when the rent is only $1200. Any thoughts or advice would be greatly appreciated. Thanks, Jack Center

Hello, my name is Jack and I am brand new to real estate so I've just been reading a lot about it over the past couple of months. I have some money saved up and will be looking to purchase my first rental (1-4 unit home) before the end of the year. If it goes well enough, I'd then like to do two more next year. I am excited to get started and look forward to meeting members from the community.
