 That's a very good point. Do you typically try to find a property to buy and then rent it out versus doing a long term lease?

Hey everyone! I'm wondering if there are many people out there who do airbnb arbitrage in the mountains and at ski resorts? The inventory for rentals up there seem to be low but the nightly rates look awesome and I bet you you would make great money! I'm talking about towns such as Kimberley, Fernie, Golden, Canmore, Nelson, Revelstoke. I'd love to hear what's been working with airbnb properties out here and what has not been working.

Hey Eagle, 

I agree with the comments that Ronald, Dwayne and Federick had said! Saskatoon and it's economy have a lot of great potential in the future for what is has to offer. Very affordable for new immigrants to call home with great cash flowing properties in both SHF and MFH. 

Some areas on the west side can be a little more rough, such as Pleasant Hill, Westmount, and Mount Royal. However, there are some great older neighborhood's close to the beautiful river that are great BRRRR properties. Some neighborhoods such as Caswell Hill, Mayfair, Buena Vista, Varsity View, Avalon, Queen Elizabeth and a lot more.

I've been investing here for a little while and I think it's a great place to invest! I think you are making the right decision.

I'm working on closing a deal with a partner and I want to make sure our JV agreement is set up good so we don't have any issues down the road. Does anyone have any tips on how to properly set up a JV agreement? Particularly where there is a money partner involved and a working partner involved.

I'm trying to make a good spreadsheet that outlines what capital that needs to be invested by the investor, the equity percentage of each investor and what each party gets pad out.
