We also have a very large segment of government employees because many of Florida's government departments are headquartered here. Those are just two tenant populations you could choose to cater to. We also have the same tenant base most other cities do with working class individuals working in healthcare, food service, automotive, education, etc. The only difference is our price points are smaller compared to larger markets like Miami, Jacksonville, and Tampa.

Hi all!

What, in your opinion, is the best metro to invest in, from a cash flow/cap rate perspective?

My guess is either Orlando, Gainsville, or Tallahassee.

Thank you everyone for your replies. I've decided I'll charge for the cleaning fee, and that's it. There's no way they moved into a unit full of trash, obviously. Everything else, like the broken tiles, clogged sinks, crayon paintings on the walls, etc. I'll have to eat.

Hi all,

I’m closing on a duplex on April 1st. One side is moving out, and their lease is up April 1st. Assuming I’m credited the security deposit at closing, I have an issue: the house is literally a trash dump inside. There are piles of trash, piles of unwashed clothes, mud on the walls, etc. I can’t imagine how someone can live that way.


Anyways, in normal circumstances, I would give the deposit back no questions asked. In this scenario, where I’m going to have to hire a cleaning company and possibly treat the unit for the smell, I feel entitled to the security deposit. My question - I don’t have any pictures of the unit before it was rented, and obviously no history with the tenant. Would it be ok if I made a claim on the deposit? Obviously when the tenant moved in, there was not mud on the walls, missing floor tile, trash on the floor, etc.

Hi all,

I hope everyone is having a nice day so far. I own one property in Lorain, OH that I bought back in October. I bought it cheap - $35k. I inherited a tenant paying $500 a month. 

Problem is, in the Spring and when it rains hard, the basement has standing water(only maybe an inch in the deepest spots). I've been down there once, and it smells a little moldy.

The tenant will most likely never move because the rent is below market value and they're on a fixed income.... but, I want to protect my asset. 

What can I do to get the water out of there and fix the possible mold as cheaply as possible?
