Looking for a great company in the area that works with investors. A referal would be much appreciated, and I can return the favor by letting said referal that you sent me. Also, is there any other way to research if a property has existing mortgages/liens/debts besides going through a title company? Thank you a lot guys, been trying to build up contacts that are investor friendly and reliable before I go make the first move on a deal.

@Account Closed definitely!! I’ve been thinking about starting a meet up as well, I know some other groups do some but I don’t want to feel too intimidated by too dogs haha! Good luck to you!

I am a new and hungry investor looking to soak up as much knowledge as I can from the greatest there are in the area! Would love to maybe tag along on your reno on a flip or buy & hold, or just sit and grab some lunch and talk about financing! I’m in the SE side of the Houston area but can travel whenever I don’t work at my W-2 job.

I’ve come to realize that I can read all I want, but getting out there and talking to others who have already done it are going to be most benefitial.

So, I am offering ANYTHING I can in exchange for knowledge, wisdom, and some insight. I’m not a contrustion buff, but Im slightly handy and in need of learning how to preform sweat equity! I can run numbers for some deals for you, or maybe go searching for some leads for you. Or if you want me to just buy you lunch, I’d love to do that lol!

I really want to be prepared, learn all the terms, and truly understand all the routes I can take as an investor. I don't understand mortgages, PMI/PITI or how ARMs work or even loans! I know vocabulary but actually understanding how these things work, and how I can make deals work, is where I am asking for help. I also need to fully understand the process of buying a property/selling.

Thank you guys and I’m terribly sorry for the long post!

Edit: I’ve realized a lot of people/companies promise help but then somehow want money in exchange for knowledge. I’m not a wealthy person, and I don’t have a nice job, so going a route where I can exchange my own time, knowledge and efforts is the only way I can afford to go at this moment in my life.

@Dave Chapa I’m definitely keeping my eyes peeled for anything, but I just would really love to find a nice quad in a good area. But I am looking at all options. I have a year on my lease at my apartment, so I’m in no rush. I can always sublet my apartment out once I found a place, I’m not too worried about that.

Where are you looking for your properties if you don’t mind me asking? Driving for dollars?

And @Whitney Breedlove that is my dilemma I keep running into. All the MFH inside the loop are available, but never in a B neighborhood, always D. Bars on all windows and door openings. Yeah the price is right and you can hit the 1% if not more but it’s the location. I found a triplex and it looked so nice from the inside, this guy redid it it was also done. But it was legit in the worse side of 5th ward. At that point I don’t care how cheap it is, or how close to done it was, I’m not dealing with the tenants that live around there. Soooo more hunting it is for me.

I know I’m a bit late to the thread, but I’m looking to do the same as well; essentially house-hack my first investment property/first home. But I’m looking more in the out skirts of the Houston area, beyond the Beltway into SE Houston (Webster, Dickinson, Pearland, League City, La Porte, ect)

It's hard finding MFH that fit my criteria that are also in my target area but I just keep searching and running the numbers. I really don't want to settle for a SFH as my first investment/home, so I'm trying to look as hard as possible lol. Good luck to everyone's journey.

I’m definitely wanting to tag along to this next auction coming up here.

Anyone do any other county’s auctions? Like Galveston, Brazoria, ect?

Hey all! My name's Jacey, I'm 24 and I'm an aspiring REI out of Houston with absolutely no background, or experience in anything real estate. But, I've definitely come to learn that REI is exciting to me and I see myself accomplishing the things I want to in life while also doing something fun and enjoyable. The more I listen to podcasts on here and read more and more about REI, I'm falling in love with every aspect of it especially the math odd enough! I dream of financial freedom (as I would think all of you mostly do LOL) but I also want to start my REI adventure because I'm tired of the 9-5, I want more time with my family, and I want more purpose in life than just delivering pizzas. Which by the way, that is my job currently.

My personal background isn't the most prettiest, but I think my past is what makes me who I am today and how driven I am towards achieving my goals now. I wasted so much time on such negative things. I got sober in 2013, and then had a car accident in 2015. My mother developed small cell lung cancer in 2016 and I took care of her until she passed April 2017. Now that shes gone, I definitely started seeing just how much I haven't done with myself or my life, and I don't want that anymore. I was the kid in high school getting offers from private colleges over how high my test scores were, and I ended up ruining so much with drugs, toxic emotions and bad decisions.

So, once my mother passed, I found out she left me a small amount of money and a piece of property that was from my grandfather. It's in a trust but I'll be getting it soon. When I found that out, I knew that whatever greater force is out there, was giving me this money in some way to help me become who I really am and succeed into my full potential. This was my "second chance" if you will, that's how I saw it as. Because I had (almost) a full ride to a private art school and I ended up going to jail, and I always told myself I ruined my entire life by doing that. But I didn't, because of what my mother and grandfather have done for me.

Anyways sorry it's so long haha! But I definitely wanted to really introduce myself to maybe meet some others who have battled addiction and tackled real estate, or possibly others who are trying to build their empire after an unforeseen accident of any kind. I love the fact that everyone kind of "sticks together" here at BP, and I'm wanting to join the family. :]
