@Wayne Kroon @Ron Quinn thank you guys! and sorry for the late response. I did get some work started but I will definitely keep your contact info. I will most likely keep purchasing properties in KCMO. @Michelle Lutz Thank you so much. Are you doing the rehabs yourself?

Hello BP!

I am an out-of-state (CA) investor and I am looking for recommendations for a good trusted contractor and a project manager in Kansas City, MO.

I have a rental property in Independence that needs some rehab work (mainly cosmetics, flooring, painting, alarm system) to get it in marketable/rentable condition.

I would also like someone to manage the project during the week-two week rehab to inform me of the progress and any information pertaining to the project.

Any recommendations will be greatly appreciated!

@Matt Henshaw Hi Matt thank you for your response! I did mention a real estate attorney but I guess it can just be an attorney.  Long story short, I am trying to file charges against a PM company due to a bad tenant and significant damages to my home and loss of rent.  I guess it's just a court case?

Hello BP Community!

I'm in search of a good real estate attorneys in KCMO.  Recommendations are greatly appreciated!!

Thank you,

Rusty Hitt , wow what a small world! I am not sure if you remember me (I go by Jace)from Roastmasters in Hyehwa several years back, but it is certainly cool seeing you on BP. As far as financing, I would have to agree with owner financing due to the lack of income history from the states.. Welcome to the world of REI! Best of luck!

@Jonathan Acosta-Torres, I'm not sure about the Abilene area in TX, but I usually look on Redfin or realtor.com for online. However, because you are a buyer, it's free for you to use an agent. So what I would do is get preapproved for a VA loan with a lender and then find an agent to work with in your area and have him help you search for a 3-4plex. Agents have access to the bigger list and they will probably be your fastest way to search for the idea property that you want. Hope this helps!

Hey Jonathan,

Welcome and I'm excited for you. VA loans is by far the best golden ticket for beginning military/veteran investors. Starting at 22 years of age is AWESOME!
