Thanks very much for the suggestion.. and was thinking along the same lines.. It sounds like a nice simple inexpensive approach. I'm not looking to blanket the market with hundreds of low ball offers.. Just looking to target certain select properties.. and maybe make 5 to 10 offers a day at a substantial discount to the current listing price. I'm just looking to just streamline the process.. and probably target properties that have been for sale for quite a while, i.e. at least 60 days+, and not selling. Only properties that I really would want to own, but the current price doesn't fit my investment criteria.

I'm not looking for funding or investors actually. Just looking for the services of a good title company for any deals that I find. Would use them to set up escrow account etc. Also would be great if the title company would be helpful in generating lists for target direct marketing as well.
