i am looking to invest in las vegas! But im new and having tough time find low priced property that can give me a good deal if i make it rental property or hold it and sale it later etc

I am actually looking to wholesale. I haven't found a property yet, just looking for all the needed info first. Can you please explaing what you mean by comps. Lol sorry.

As I read more and more about wholesaling I find that I will need to create a spread sheet so i can have my number correct so I can do a great deal, anyone know where I can find a great spread sheet to use that have the formulas already inbedded if not do you know what calculating formulas I should be using?

I am looking for a few homes to wholesale but I need to know what the average prices are so I know if it is a good deal or not. I find some with low prices but I dont know the average prices for the surrounding area. Any help would be great.
